If requested, owners or their real estate agents are required to provide information as outlined in RSA 356-B:58: Resale by the purchaser. The Board of Directors or the Managing Agent, Nancy Ehlers (603) 960-9631, can assist you in answering the following questions:
Specifically, buyers are entitled to a statement of any capital expenditures and major maintenance expenditures anticipated by the unit owners' association within the current or succeeding 2 fiscal years.
Specifically, buyers are entitled to a statement of the status and amount of any reserve for the major maintenance or replacement fund and any portion of such fund earmarked for any specified project by the board of directors;
Buyers are entitled to a copy of the income statement and balance sheet of the unit owners' association for the last fiscal year for which such statement is available;
Buyers are entitled to a statement setting forth what insurance coverage is provided for all unit owners by the unit owners' association and what additional insurance coverage would normally be secured by each individual unit owner; and
Buyers are entitled to know of any improvements or alterations made to the unit, or the limited common areas assigned thereto, by the prior unit owner that are not known to violate the condominium instruments. The Association is not responsible for the care or maintenance of such improvements or alterations. For example, if any previous owner has erected a fence, installed rain gutters, paved a driveway, modified their deck, or made any alterations that were not part of the original plan as constructed by the original builder, these become the maintenance responsibility of the current owner.
Buyers are entitled to a copy of the condominium declaration, by-laws, and any formal rules of the association.
Buyers are entitled to a statement of the amount of monthly and annual fees and any special assessments made within the last 3 years.
