Is it necessary to have an inspection if you have a gas insert in your fireplace and do not burn wood?

What to expect during a chimney inspection:
A professional will assess the overall condition of the chimney, including the flue liner, brickwork, and other components. They may use a camera to inspect the inside of the flue for obstructions or damage. They will also check for proper clearances between the fireplace and any combustible materials.
Who can perform the inspection:
You should hire a certified chimney sweep or other qualified technician to perform the inspection.
A Level I inspection is the basic level of inspection and is usually sufficient for most fireplaces.
A Level II or Level III inspection may be recommended if structural concerns or other issues are suspected.

The clubhouse is available for use by Association members and their guests and may be reserved by homeowners for private events. Homeowners are responsible for their guests and for any damage that occurs during their reservation. Please leave the building clean and in good condition after use. Association members are welcome and encouraged to reserve a plot in the community garden for the summer season. Please contact a member of the Board of Directors for more information.
Randlett Trucking (603-968-7459) collects household trash on Friday mornings. If Friday is a holiday, trash will be collected the following Monday.
Use separate bags for recyclable materials. Place your trash in plastic bags at the end of your driveway by 7:30 AM.
You are responsible for cleaning up if animals get into your trash. If you place trash out the night before, we recommend using animal-resistant containers.
Highland Colony contracts for household waste collection only. Please make private arrangements for the disposal of other materials. The Association’s management company may be able to suggest disposal options for a fee.
Association members may plant and maintain flower gardens and shrubs within their Limited Common Area. Such plantings must be maintained by the Unit Owner. Branches of trees and shrubs must be kept trimmed at least two feet away from buildings to prevent damage and allow access for maintenance.
Any renovations or modifications to a Unit or Limited Common Area must be approved by the Board of Directors before work begins. State law and the Association’s Declaration place restrictions on such modifications.

Work that begins without prior approval may be required to be removed or restored to its original condition at the Unit Owner’s expense.
Highland Colony is insured under master policies for fire, liability, and workers’ compensation. Links to these policies are provided below. However, these policies do not cover the interior of your Unit or your personal belongings, nor do they cover loss or damage to improvements you have made, such as special flooring, kitchen or bathroom remodels, or other upgrades.

We recommend downloading the “Insurance Specs 2024–25” summary and bringing it to your insurance provider. The information it contains will help you and your agent select the most appropriate coverage for your personal needs and avoid duplicating the Association’s policy coverage.
You should also ask about personal liability insurance covering injuries to your guests or to individuals you hire to work in your home.
Please note that Highland Colony’s master insurance policy has a $25,000 deductible.

In New Hampshire, the Residential Code governs dryer exhaust systems.
Key requirements include:
Installation must comply with the New Hampshire Residential Code and the manufacturer’s specifications for the dryer.
You can request maintenance by completing the "Maintenance Request/Concern" form. If you have a maintenance emergency, contact Nancy Ehlers, Lincoln Condominium Management Group, LLC at 603-960-9061.
Each homeowner is allowed up to two pets, with a weight limit of 50 pounds each. Owners must accompany and be in control of their dogs at all times. Owners are responsible for cleaning up after their pets. Dogs may not be chained outside without the owner being present. Any complaints regarding pet behavior or noise disturbances should be reported to the HOA Board. Rules and Regulations
All Association members are welcome to use the clubhouse, pool, and tennis court. Guests are allowed to use these amenities as long as they are accompanied by an Association member. These areas may be reserved for your own private events.
The pool is open during the summer season from Memorial Day through Labor Day. The pool is available for use by Association members and their guests. Association members must be present when their guests are using the pool.
Pool rules are posted at the gate. There is no lifeguard on duty. Swim at your own risk. In case of emergency, call 911.
Please be considerate of Association members who have reserved the pool.
Units may be rented for a period of not less than 90 days. Short-term rentals, including AirBnB and similar services, are not permitted.
If you rent your Unit, you are required to use the Highland Colony Lease Agreement and provide a copy to the Board of Directors.
A template of the lease is available in Word format. Except for the required clauses (marked in green), you may modify the lease to suit your needs as a landlord.
Please contact the Board before renting your Unit to avoid potential problems.
Unit Owners remain responsible for ensuring that tenants comply with the Association’s Declaration, Bylaws, and Rules and Regulations.
Highland Colony has adopted updated Bylaw provisions governing the sale and transfer of Units. These provisions establish procedures and requirements that must be followed when a Unit is sold.
Owners planning to sell their Unit should contact the Association’s management company before listing the property. Management can explain the required steps and help ensure that all Association requirements are satisfied during the sale process.
Consulting with management early can help avoid delays or complications at closing.
Signs are not permitted. The Association allows outdoor decorations, provided they are tasteful and appropriate for all ages. Decorations that are offensive or vulgar are not permitted.
The display of the American flag is permitted in accordance with federal law and applicable Association rules.
After each snowstorm, the snowplow will make two passes. On the first pass, the plow will clear the roads and auxiliary parking areas. Owners should then move their vehicles to the designated parking area for their street.
On the second pass, the plow will clear driveways. If a vehicle is obstructing plowing, the driveway will not be plowed.
The tennis court is on Wedgewood Drive.
Yard waste and Christmas trees should be taken to the Brush/Storage area on Wedgewood Drive. Please close the gate after entering or leaving the area.
