The clubhouse is open to Association members and their guests and can be reserved by homeowners for private events. Please leave the building clean and in good condition after use. Make your reservation.
Association members are entitled and encouraged to reserve a plot in the community garden for the summer. Contact anyone on the Board of Directors for more information.
Randlett Trucking (603-968-7459) collects household trash on Monday mornings (or Wednesday mornings if Monday is a holiday and the Transfer Station is closed). Use separate bags for recyclable materials. Place your trash in plastic bags at the end of your driveway by 7:30 AM. You are responsible for clean-up if animals get into your trash. If you put trash out the night before, we suggest you put it in animal-resistant containers. Highland Colony contracts for household waste only. Make private arrangements for other materials.
Association members may plant and maintain flower gardens and shrubs within their Limited Common area. However, these must be maintained by the unit owner. Branches of trees and shrubs must be kept trimmed to at least two feet away from buildings to avoid rot and to facilitate maintenance.
Any home renovations or modifications must be approved by the Board of Directors before they can be started. State Law and our Declaration place severe restrictions on modifications. You can initiate a modification request by completing the "Request for Modification of Property" form.
Highland Colony is insured with master policies for fire, liability, and workmen's compensation. All of these are linked below. But note that these do not cover the interior of your unit or any of your possessions, nor will these policies cover loss or damage to improvements you have made such as special flooring, kitchen and bathroom remodels, or other upgrades.

We recommend downloading the "Insurance Specs 2024-25" summary and bringing it to your insurance provider. The information it contains will help you and your agent select the most appropriate insurance for your personal needs and avoid duplicating any of the Association's policy's coverage.
You should also ask about personal liability insurance against harms to your guests or to people you've hired to work in your home.
Be aware that Highland Colony has a $25,000 deductible policy.
You can request maintenance by completing the "Maintenance Request/Concern" form. If you have a maintenance emergency, contact Nancy Ehlers, Lincoln Condominium Management Group, LLC at 603-960-9061.
Buildings are painted on a rotating schedule. Information about policy and color is posted on our website.
Each homeowner is allowed up to two pets, with a weight limit of 50 pounds each. Owners must accompany and be in control of their dogs at all times. Owners are responsible for cleaning up after their pets. Dogs may not be chained outside without the owner being present. Any complaints regarding pet behavior or noise disturbances should be reported to the HOA Board. Rules and Regulations
All Association members are welcome to use the clubhouse, pool, and tennis court. Guests are allowed to use these amenities as long as they are accompanied by an Association member. These areas may be reserved for your own private events.
The pool is open during the summer months from Memorial Day to Labor Day. The pool is open to Association members and their guests. The Association member must be present with the guests when they are using the pool. The pool rules are posted on the gate. There is no lifeguard on duty. Swim at your own risk. In case of emergency, call 911. Please be considerate of Association members who have reserved the pool.
You may rent your unit for a period of not less than 90 days. Air B&B is not allowed.
If you rent, you are required to use the Highland Colony Lease Agreement and give a copy to the Board of Directors.
A template of the lease is available in WORD format. With the exception of the required clauses (market in green) you may adapt the lease to suit your requirements of your renters. Please talk to the Board before renting in order to avoid problems.
You are not required to inform the Board of Directors that you are selling your unit, but we would be grateful for that information and may be of assistance in the process. Condominium buyers are legally entitled to relevant information.
Signs are not allowed. The HOA allows outdoor decorations, but they must be tasteful and appropriate for all ages. No offensive or vulgar decorations are allowed. American flags are permitted by federal law.
The snowplow makes two passes after each storm. On the first pass the plow will clear the roads and auxiliary parking areas. Owners should then move their cars to the designated parking area for their street. On the second pass, the plow will clear driveways. If there is a car obstructing plowing, the driveway will not be plowed.
The tennis court is on Wedgewood Drive.
Remove yard waste or Christmas trees to the Brush/Storage area on Wedgewood Dr. Don't forget to close the gate.
